Optima Capital Asset Management Company manages four unit investment funds, for the total sum of $10 million, with additional $10 million to be raised. The process of fund raising is under way. In January, 2005 annual returns of the investment certificate “Reliable” fund was 114, 97 % and of “Balanced” fund were 113,91% annual; For less than a year of operations Optima-Invest has made placement of bonds for Intermarket Trade Company (10 million UAH) and announced placement of bonds for Ukrtechnofos Company (5 million UAH). For the next six months the company plans to place two more bonds issues for the total sum 20 million UAH; Optima Capital Asset Management Company is the first in Ukraine to have entered into agreement to place and buy-out investment certificates through banking network. Kredyt Bank Ukraine is the partner. This agreement establishes the ground for retail sales of investment certificates; Optima Capital Asset Management Company plans to become active in the system of non-governmental pension funds in Ukraine, with first non-governmental pension funds to be created by mid 2005;

Optima-Finance deals with the creation and management of construction financing funds (CFF) and real estate transaction funds (RETF).

 

The main purpose of a CFF is to pool funds from persons and legal entities which are managing property in order to finance housing construction. 

 

Starting in 2004, the only way permitted to finance housing construction is through CFF. These funds create commercial companies in compliance with current legislation.

 

Only these companies are allowed to accept financing from private owners for the construction of housing units for themselves.

There is a clear division between the collection of funds and their implementation. The funds are collected by the CFF and managed by the manager. The manager also chooses the contractor who uses the funds to construct the units.

CFFs and RETFs are created only in the framework of commercial institutions and are not separate legal entities according to the Law of Ukraine “About the finance and credit mechanisms and property management during construction of housing and real estate transactions.” On behalf of the commercial company the funds are managed by the manager (in our case LLC Optima Finance).

 

LLC Optima Finance was registered on June 22nd 2004 in the State register of commercial institutions by the State Committee on Regulation of Financial Services of Ukraine. Optima Finance’s certificate, allows it to collect funds from private owners and legal entities in trust. This is executed by means of signing agreement for property management.

 

On September 17th 2004 the company received the license necessary to collect funds from private owners and to be managers – financing real estate units and /or performing real estate transactions.
